Since announcing we were selling our horse boarding business, home, vehicles and
everything else except the kids we have had many, many
comments.

Some good - some let's just call different. (like the lesson
kids who are putting hexes on me for moving!)
Some people are excited for us, some jealous and most want to come
visit us on the sailboat somewhere in a tropical paradise.
And to be truthful, sure we will miss the farm, the horse and all the
friends we have made here over the years.
But it appears we have underpriced the ranch.
A lot.
Don't believe me? Go look for yourself! Where else are you going to buy a house and an
turn key income producing all set up, on
10 acres of beautiful land with it's own lake, close in to Atlanta for
$529,000?
You won't. I, and others have been looking.
What we have found is much higher pricing for property not as nice,
and certainly without an income attached to it!
To prove it I had the appraiser come in and tell me. After he said
he would buy it if he hadn't just got taken by an ex-wife (LOL),
he valued the land and buildings alone at $475,000!
Now add in the added inventory list:

Conservatively valued at an additional
$133,550
You get a total value of $608,555...
But remember this is a home,
plus business with immediate income!
And all you have to do is show up!
So I screwed
up! To the tune of $79,555!
So I am
seriously considering raising the price...But wait!
The market sucks!

I challenge you to find...
- Fully operational, profitable horse business
- New - not old buildings
- Everything required to continue the business
- Beautiful 2 acre stocked lake
- Fastest growing area of Atlanta (increasing land value!)
- Close to I75 and town
- Top notch marketing including popular website and customer
mailing list
- Apartment rental income
But to be fair I can't raise the price immediately. Some people have
looked and are still thinking about it.
So I will wait
- but I can't promise for how long!

Actually it is very
simple. We have two sons we want to spend more time with.
So we are going to find a catamaran sailboat and go cruising!
